The Walton family had a walk out basement that was used primarily for storage. With two adult children returning home to save for their own houses, they wanted to create a private apartment that could later transition into a rental unit for retirement income.
We designed a complete 680 square foot lower level ADU with its own private entrance from the side yard, a full kitchen, living room, bedroom, and bathroom. The existing foundation and roof were preserved, and we added egress windows, dedicated HVAC, and a separate utility meter. The main house upstairs remained untouched.
Permitted in 48 days. Construction completed in five months. The Walton children moved in immediately. Projected rental income at current Camarillo rates: $2,400 per month. Return on total investment under seven years.
